We are currently looking to hire a Maintenance Management Specialist – STCA be
based in Riyadh, KSA.

Key Purpose
The Client located in KSA has requested the services of a qualified A&FM;
consultancy team to provide advisory / strategic consultancy services for
their Assets and Facilities Management (A&FM;) operations in their distributed
sites across the country.

Reason for role
The required role will be part of a team of qualified consultants and
personnel to shape and deliver the operating model for county operations, the
end-end services and transition to transformation. The role will support the
appointed team as well as recommend, devise and implement the strategy on how
to best operate Assets & Facility operations in a built environment.
In line with the wider group strategy, the contract will be the key catalyst
in growing Serco’s reputation and involvement in A&FM; Consultancy services
within KSA. The consultancy team’s role is to support in the lead and delivery
of Serco’s contractual obligations by ensuring the successful implementation
of deliverables set forth.

The role typically reporting to the FM Expert but requires an adaptability to
complex matrix project-based work, where functional and operational management
may be fluid.

Key accountabilities
Supporting the growth of the Serco reputation for operational excellence
within KSA. Contribute to the execution of contract deliverables whose
responsibilities include to: Define and systemize the difference between
Preventive Maintenance (PM), and Corrective Maintenance (CM). Develop a Work
Control procedure that details the prioritization, planning, scheduling and
coordination of maintenance. Develop standardized maintenance plans to ensure
long-term sustainability of critical assets and systems associated with the
applicable sector. Develop Standardized Operating Procedures across all
aspects of O&M; including: Post Maintenance Testing (including routine
acceptance criteria). System-Engineering Programmes to manage critical systems
over their life cycle. Configuration Management (including a change control
process). Standardized Grounds and Landscaping schedules and templates.
Facility Management (FM), that address facility safety, surveillances and
inspections, seasonal planning and customer service. Emergency Management,
that address preparedness, drills and action plans for emergencies. Space,
Energy, and Cleaning Management. Addresses utilization, maintenance and
inspections, and includes applicable templates and checklists. Coordinate with
multiple functions in hard services and soft services, contribute in the
development of integrated project plan. Prepared performance reporting,
develop operational site dashboards, KPIs Review procedures and processes
developed in collaboration with the Client’s partner Consultant, including:
Health and safety Environmental Waste management Quality assurance Continuous
improvement
This position may be required to carry out other tasks from time to time as
directed by the line manager or a member of the Senior Management Team.

What we are looking for in our candidates:
Essential Technical and Professional Skills ‎10 - ‎15 years’ experience in
related field on national / international major initiatives and developments.
‎5-‎7 years of experience in a senior role in consultancy services in managing
preferably in Assets and Facilities Management projects or programs of a
diverse and complex nature. Ability to identify critical tasks and prioritise
workload to ensure the overall success of the team and contract.
A natural communication style with regular, open and honest communication to
stakeholders on the status of projects, identifying issues early and seeking
escalation, support and resolution.
* Significant experience in resolving complex problems to the satisfaction of all stakeholders.
The ability to remain calm under pressure.
Proficient with Microsoft Office Suite or related software.
Well versed in Business intelligence tools, business processes modelling.
Excellent critical thinking, organizational, strategic planning, and problem-
solving skills.
Strong communication skills.

Knowledge Gravitas, and the emotional intelligence capable of developing close
working relationships with the client to ensure the mutual success for all
stakeholders and longevity of the contract and beyond. Demonstrable subject
matter expertise (and where appropriate, accreditation) in discipline.
Knowledge of KPIs, and KPIs tree. Diplomatic, with a cultural sensitivity.
Asset Management Standards and Best Practises. Maintenance Planning/ Work
Control. Sustainability. Post Maintenance Testing. Systems Engineering
Programming. Configuration Management. Asset Registration/ Information
Management processes and systems. CAFM/CMMS criteria, strategy and
integration. Cost Indices. Life Cycle Planning. Condition Assessments.

Qualifications Bachelor’s degree in Engineering. Master’s degree a plus.
Knowledge of the impacts of change environments, behaviours and standard
procedure on people, process and systems. Experience working with a mix of
cultures in a large international company. KSA / Middle East experience is
preferred. Fluent in English (Written and Spoken), Arabic speakers preferable.
