Job Summary:
Purpose:


Under the direction of the Human Resources Manager, controls daily operations
of the Housing office and provides leadership and overall management of the
employee Housing functions

Essential Duties & Responsibilities:

*
Manages a professional team encompassing a wide range of functions within the
discipline:
* Establishes hiring boards to interview candidates for open positions.
* Evaluates staff, comparing objectives and achievements in staff assessments.
* Coaches employees in their professional career development and process improvements.
* Issues disciplinary or corrective actions when needed.
* Recommends termination or contract non-renewal when appropriate.
* Responsible for completing Performance Evaluations as required.
* Manage maintenance, including scheduling and inspecting to ensure repairs are done promptly and accurately.
* Ensures property accountability and key control is strictly followed.
* Provides guidance and assistance to assigned personnel on current principles, practices, and procedures to be employed; quantity and quality of work expected; and tools and materials to be used.
* Interprets and implements Housing policy.
* Establishes and maintains successful working relationships with KRH Management team.
* Ensures good safety and health procedures are followed, and that housing personnel are trained in proper safety procedures.
* Identifies and evaluates properties being considered for rental and coordinates these activities with Human Resources Manager.
* Manages the overall preparation of apartments for occupancy, including cleaning, inventory, and keys. Reviews work orders and prioritize activities for the work teams.
* Provides reports and maintains key statistical data, including vacancies rates, occupancy rates, maintenance and repair statistics, and other associated costs.
* Verifies property rental invoices.
* Handles various confidential employee housing issues to ensure occupants follow all company policies and in accordance with Kuwait law.
* Conducts and oversees monthly Health-Welfare inspections on company provided apartments, reports any illegal activities.
* Performs other related duties as assigned.
Minimum Requirements:


Minimum Position Knowledge, Skills & Abilities:


Education:



  • High school diploma or equivalent required

    Experience:

  • ‎5 years ' experience in Billeting-Lodging or similar experience is required. (‎5 years progressive Human Resources experience with ‎2 years leadership experience may be considered in leu of billeting-lodging experience).
    Specialized Knowledge, Skills & Abilities:

  • Good analytical, decision-making, prioritization, and organizational skills.

  • Must have advanced written and oral communications skills in English

  • Must have advanced level of proficiency in the use of MS Office, including Word, PowerPoint, Excel and Outlook and other related applications.

  • Ability to work flexible hours as required.

  • Must have the ability to develop, interpret and implement Housing policies

  • Must have strong interpersonal communication skills and ability to work and communicate with others effectively

  • Must have a positive, can-do attitude.

  • Must be able to juggle competing demands and prioritize work with a sense of urgency

  • Must have demonstrated leadership and management skills, including a professional demeanor

  • Must have a collaborative work style that fosters cooperation and teamwork.

  • Must have a valid local country driver's license and/or be able to obtain

    Certification, License & Clearance:

  • Must be a U.S. Citizen

  • Tier ‎1 NACI required for all U.S. Citizens in order to obtain TASS approval for Common Access Card (CAC)

  • A valid driver's license and the ability to obtain a U.S. government Motor Vehicle Operator's License and host nation Driver's License, is required
    Preferred Qualifications:

  • ‎3 years supervisory/management experience preferred

  • ‎2 years property accountability experience preferred
