Summary

Essential Duties & Responsibilities

This role is considered a key function for providing design and technical
capability through design development, construction management, operator
coordination and handover of Equestrian projects. The purpose of the Design
Manager, Equestrian District Master Planning, is to manage the design
activities on the Equestrian District and manage the following design
packages: racecourse, polo, equestrian, hospitality and supporting assets. The
objective is to effectively manage the concurrent Detailed Master Planning
activity for the district, which will commence in January ‎2023, deliver
successful outcomes for a luxury low density equine community with
comprehensive facilities and support the management of the design packages
associated with the racetrack within the district.

The individual is responsible for clear, directive leadership, is expected to
think and act independently, be technically skilled and able to develop
successful internal and external relationships to exceed time, cost and
quality goals of assigned portfolios aligned to Qiddiya's development
strategy, development and business plans and objectives.

• Present a regular design progress report update to the Project Executive and regularly keep informed of ongoing activities, developments and issues


• Manage design consultants to produce information to schedule


• Support the primary efforts of the development team and manage assigned Equestrian development projects


• Be familiar with the Qiddiya design standards and objectives and shall maintain full awareness of vision goals to support implementation


• Work closely with the development team to shape and identify most relevant design processes and delivery methods


• Supporting the development team to ensure that the level of detailing meets the anticipated high-quality standards expected for Qiddiya


• Build strong and collaborative working relationships with various internal departments within Qiddiya Investment Company (QIC) and external parties to effectively manage the required interfaces at the appropriate times to reach the stated goals


• Establish design briefs, Requests for Proposals, area programs, scopes of work and deliverable requirements for designers


• Provide research and findings for competitive products in the region and global marketplaces including seeking design consultants suited to the development objectives


• Oversee and liaise on all aspects of the project design including but not limited to architecture, interior design, landscape, signage, FF&E / OS&E, coordination with MEP services and other specialist inputs including lighting design, acoustic, structural, security, IT, AV etc


• Manage the design process in coordination with external consultants from concept through to construction documentation stages ensuring conformity to the project stated objectives


• Attend briefing meetings with the Development Team as part of the design process to progress the design


• Support implementation of sustainability issues


• Oversee and assess all matters related to design being 'fit for purpose' as well as reviewing all aspects of health and safety


• Review drawing information to date and contract project particulars


• Control the drawing management and distribution of all design consultants / sub-contract designers


• Control the design sign off process by all design consultants / sub-contract designers including internal design checking


• Manage design change and design notification instructions in coordination with PM


• Liaising with the Project Executive and Development Manager - Construction to understand project programs, budgets and quality issues


• Coordinate with the Development Manager - Construction during the entire design and construction process to help facilitate timely execution and smooth handovers from design to construction and from construction to operations. This includes, but is not limited to: -
  a) having a working understanding of the level of drawing and specification
  content that is required at each stage of the design process,
  b) the ability to navigate the permitting and municipality approvals
  processes,
  c) being fully capable to manage contractor performance, site meetings,
  payment applications and handover documents


• Checking shop drawings for coordination and conformity to the design objectives liaising with the site team


• Assessing the material submittals to ensure conformity to the specifications and correct provenance


• Assist in the management of the production of as-built drawings and preparation of O+M manuals

Here 's What You'll Need:

Technical and speciality skills
* Degree and/or postgraduate qualification in Engineering, Architecture or Construction Management or relevant field of study.
* ‎12+ years of experience working as an Architect or Interior Designer working for developers or Government Authorities delivering luxury residential lifestyle resort environments, sports facilities and associated assets.
* Must have hands-on experience in delivering projects and have a sound technical working knowledge
