Mall Director
About the job
A leading real estate company is looking for an experienced Mall Director to
oversee and direct the day-to-day operational functionality of the mall.
Responsibilities
Overall – oversee and direct the day-to-day operational functionality of the
mall to provide international standard professional property management
services for the Owner, Investors and customers of the mall. This would
include, but not be limited to, hiring and training of all personnel;
establishing appropriate facility management procedures; overseeing the
maintenance, security and cleaning of the facility; developing Investor
relations and Investor retention programs; establishing international quality
customer service programs; and interfacing / developing relationships with
local authorities for code compliance, etc.
Planning - develop a strategic business plan (SBP) for the property with the
ultimate aim of driving traffic and sales at the Centre. Develop an annual
property operating budget and capital budget based on the SBP. Present the
same for approval to the Owners and obtain sign off. Ensure the property is
managed within the approved budget.
Financial Management – ensure the property is managed within the approved
budget. Maximize financial returns through efficient management and control of
operating expenditure.
Capital Expenditure - provide effective leadership and guidance to staff
contributing to the development and successful implementation of a capital
expenditure budget. Subsequently guide/ coordinate approved projects to
complete on budget and on time.
Lease Administration – ensure all signed agreements to Invest and investment
agreements are on record and its terms are being implemented through proactive
communication and compliance. Have all Investor documentation such as
insurance, commercial license, signage license, franchise license and any
other local documentation on record. Regularly follow up to ensure that this
documentation is up to date.
Operations – ensure smooth functioning of the mall through a well-coordinated
security, maintenance and cleaning operation. Closely direct these functions
and remain on top of issues that impact upon the operation of the mall and
provide leadership, guidance and direction as and when required.
Investor relations and Investor retention programs – maintain contact with
Investors and be available to manage Investor issues. Have formal processes in
place that foster Investor relations such as quarterly meetings, annual events
and cooperative marketing programs (assisted by corporate marketing)
Keep the mall in demand – develop and implement a strategic marketing plan in
concert with corporate Marketing to drive traffic and sales. Enhance guest
experience by maintaining an appropriate property image through customer
service programs, concierge services and appropriate visual display and
signage.
Risk management – oversee Investor, employee, and customer safety. Ensure
processes are in place that reduces risk to property and people. Ensure all
supporting documentation is maintained and kept up to date to reduce liability
for the Owner and their assigns and subsidiaries.
Governance and policy – follow established procedures and practices as set by
the Owners and the company and ensure these are understood by the onsite
management team and followed as required. Lead all emergency preparedness
programs ensuring the property is properly prepared for any emergency
situation and its programs are consistent with company requirements.
Quality programs/ benchmarks – review manuals and established benchmarks and
update on a regular basis. Ensure systems are in place to monitor performance
against benchmarks such as traffic, operating costs, utilities etc. Serve as
the primary person for establishing local controls and operational compliance.
Staff development - ensure training plans are in place and reviewed on a
regular basis for both in-house and contract staff. Provide feedback to assist
in the development of staff, promote/build a team-based atmosphere and work
ethic.
