Maintenance Supervisor

JOB PURPOSE

Lead the overall maintenance program at APICORP to maximize operational
effectiveness and efficiency. The role will be accountable for the overall
maintenance management activities for the HO buildings, Housing Compound, and
Bahrain Branch. The incumbent will be responsible for the executing the
maintenance plans across all streams, equipment, offices, and landscape. The
role will be responsible for managing an external maintenance contractor along
with an internal team, as well as the Maintenance Management Software.
Accountability includes budget management, tracking, reporting progress, and
maintenance planning.

DUTIES & RESPONSIBILITIES
Maintenance Management
* Implement and continuously improve the Planned Preventative Maintenance (PPM) schedule, ensure full preventative maintenance is carried out, plan in missed maintenance activities, and lead the team to deliver effectively.
* Oversee all maintenance-related work by managing a team of maintenance technicians and supervisors
* Troubleshoot root cause analysis and resolve problems and provide technical expertise to the team to ensure facilities are maintained up to the set standards
* Review, improve and manage execution of breakdown maintenance incidents according to set operational and maintenance standards and plans
* Prepare weekly maintenance schedules and allocate work as per forecasted workloads. Schedule both internal and external work(s) maximizing planned downtime and reducing unplanned downtime.
* Effective delegation of any maintenance issues to be resolved on each shift and small projects to the right skills in the team, planning and managing effective works. Coordinating the completion of complex repairs
* Ensure that all maintenance operations are done in accordance with company policy, all HSSE and OSHA guidelines.

Facility Services Contract
* Engage strategic relationship with APICORP 's operation and maintenance suppliers and vendors in order to ensure that all facilities are maintained and operated in good manner.
* Provide high customer services to the best advantage of APICORP by assessing customer needs, meeting quality standards, and evaluating customer satisfaction.
* Oversee suppliers/ vendors performance based on service level agreement in order to ensure smooth and uninterrupted functioning of all APICORP's facilities.
* Review external maintenance contract regularly vs work requirements and ensure effectiveness and efficiency

Operational & Business Plans
* Translate the administration services plans into facilities maintenance and operations business plans and monitor execution performance to ensure that objectives are achieved, and targets are met in alignment with APICORP's strategy while properly managing company assets and ongoing projects

People Management
* Manage and evaluate employee 's performance with continuous feedback on their assigned targets and provide development opportunities to maximize potential and engagement of employees
* Motivate subordinates and contribute to the identification of opportunities for continuous improvement of business processes, productivity, and cost reduction.

Budgeting & Financial Performance
* Prepare and recommend the facilities maintenance and operations budget and monitor financial performance versus the budget so that areas of unsatisfactory performance are identified and rectified promptly
* Forecast, order, and price negotiate spare parts inventory while exploring new ways/tools/assets to improve productivity and cut costs

Policies, Systems, Processes & Procedures
* Recommend improvements to policies and manage the implementation of procedures covering all areas of facilities maintenance and operations activities (maintenance, facilities operation & modification works, housekeeping, hospitality, events, pest control, and gardening) so that all relevant requirements are fulfilled while delivering a quality, cost-effective service to customers
* Manage the CMMS (Maintenance Management System) and data storage while maintain high levels of standards and accuracy.

Risk Management, Customer Satisfaction, and Reporting
* Identify all operational risk in order to set and execute the proper action plan to mitigate risks and ensure the effective operations of all APICORP 's facilities to meet the delivery of services.
* Continuously inspect sites to identify areas of improvement and technical issues to plan maintenance accordingly
* Leading preparation of timely and accurate statements and reports of to meet operational / business requirements, policies and standards.
* Oversee customer satisfaction survey results in order to enhance customer experience by consistently meeting their expectation

Skills

QUALIFICATIONS & SKILLS

• Bachelor's degree in Engineering related field (Engineering management preferred)


• Strong knowledge of engineering concepts, including electrical and mechanical systems


• Competent in problem-solving, root cause analysis, technical planning and operations management

EXPERIENCE

• ‎10 years relevant experience in facility maintenance including at least ‎4 years in positions of progressively increasing managerial responsibilities
